How Much Can I Borrow? How Much Mortgage Can I Afford?
“How much would the mortgage be on this property?” That’s one of the most common questions I get from those looking to make a home purchase.
“How much of a mortgage can I afford?” “How much salary is needed to afford a $1 million dollar home?” “How much can I borrow?” “How much house can I afford with a 200k salary?”
Many factors come into play when buying a home. The home price is the obvious one (and the one factor buyers focus on first). However, just as important is the interest rate you secure at the time of closing your escrow on your new home. The most accurate way to learn the answers to these questions is to get Pre-Approved (not pre-qualified).
However, you can get a sense of what you can afford and what a monthly payment would be from this simple cheat sheet. This was kindly put together by Simon Atik of Guaranteed Rate Affinity.
Guaranteed Rate is a technology-forward mortgage lender. They live by their tag line of "Love Your Next Mortgage.” Guaranteed Rate strives to customize mortgages based on home buyer needs. This is in contrast to the typical template style format of most lenders.
Simon put together the linked cheat sheet to give home buyers a sense of what a monthly mortgage payment could be. Additionally it gives buyers a sense of their maximum loan amounts based on their annual income.
While this cheat sheet is a very handy tool as you embark on becoming a homeowner, keep in mind other factors will come into play for the final loan amount and payments. Credit score and monthly debt (things like credit card and car payments) are big factors. The amount of your downpayment will refine these estimates and determine your borrowing power.
My advice to all home shoppers is to go through Pre-Approval first. Not only will this refine your possibilities, it will supply you with a letter of Pre-Approval, something 99% of all home seller require before accepting your offer.
Waiting to go through pre-approval after you find that perfect forever home will risk you losing that home. This is due to the fast pace of how homes sell in Pasadena and the Los Angeles area.
Don’t let the time it takes for pre-approval stand in the way of you getting your dream home.
